Once the scope of work is determined, we'll sign a letter of engagement, and the appraisal process can begin!
Set up a time for the appraisal inspection so that we can perform a complete interior and exterior inspection of the property, measure/calculate the above and below grade square footages, photograph and note the physical, functional, and external characteristics.
NOTE: This is not a physical home inspection, but rather a visual inspection to aid the appraiser in determining market value.
The appraiser will compile the subject's data, research the subject's market area, and analyze the most similar comparable sales and listings.
Some key factors in selecting the best Comparables include: date of sale, proximity, style, size, and overall condition.
Gather important documents for the appraiser to review at the time of inspection.
(Example: Blueprints, HOA documents, maintenance or shared driveway agreements, title work for easements or encroachments.)
Make a list of recent updates and the approximate date of completion.

Using the appraisal principles of highest and best use, anticipation, substitution, supply and demand, change, conformity, contribution, balance, and increasing and decreasing returns, the appraiser produces a report indicating the subject's estimated market value.
Once the report is completed, the report is delivered to the intended user or the client, as indicated in the engagement letter.
NOTE: If the appraisal is ordered by a lender, the lender owns the appraisal, therefore a homeowner must contact the lender for a copy of the report.
